July Stats & Exciting Announcement!!

Hey RMP fam!
These stats are absolutely WILD to me, while I always say numbers never lie, the feeling of the market is so much slower than these numbers show. Our closed sales being down less than 1% from last year is shocking, especially with the average sales price being up by nearly 2%. What I think I’m feeling the most is the months of inventory. Don’t get me wrong, we NEEDED more inventory than we’ve seen over the past 5 years, but the doubling of months on market has made for some hard conversations with sellers but some exciting talks with buyers. Naturally the lower price ranges are seeing inventory move at a quicker pace, with the highest months on market (10 months!) being in the Valley on listings over $900k followed by 7.5 months on the Northside over $700k.
Even more distressing, I read an article by Veterans United Home Loans that said almost 40% of homebuyers are pausing their home search until after the election, so unfortunately, they are not taking advantage of this truly great time to be a buyer! These next few months are going to be absolutely wild.
However, if you know of any buyers out there, tell them to call me & get on it ~
I just helped negotiate a NEW roof, 2% seller concessions and longer needed closing for a first-time homebuyer who is ready to jump in now!

I am REALLY excited to share this BIG ANNOUNCEMENT with you!
I have been nominated & selected to host a national TV show, with EMMY nominated producers, about {Real} Estate, Lifestyle & Community representing the Spokane market📍
This is a very unique opportunity for a select few and I am honored to be a part of representing Spokane, WA ‼️
This is a real show, not some fake reality show, and focused on positivity and the stories about our neighborhoods. 💫

The show {American Dream TV} will be airing on CABLE, Amazon Fire, Apple TV, and Roku, plus a LOT will happen on social media, where I’ll repurpose the content for you to see.
I have a HUGE FAVOR! The executive producer is specifically requesting that I look to interview and share the stories of the biggest voices in our city.
The movers and shakers, innovators, CEO’s, philanthropists, etc. Those making a positive impact on our community, as the show is meant to combat negative media with real and positive stories.
I already have a few ideas, & lined up my first filming session in September, but I need to know👉 WHO should I look to feature on this show? Please send me a message or call me with your recommendation me right away, I’d love your introduction!

NOW THIS IS THE IMPORTANT PART!
For the 4th quarter of this year, we are specifically looking for homes going on the market to feature the stories of those properties & sellers. If you know of anyone who has been on the fence (or is ready to go and get their home on the market sometime in October/November/December), I’d love to pitch their home to the producers for the show!!

I’m so excited for this opportunity to showcase our amazing city & the beautiful homes in it!

One more thing before I go…


I sent out these BOGO coffee cards for Bigelow Gulp earlier this year to my sphere and I only had ONE client take advantage of me buying them a second cup of coffee!
Bigelow Gulp is owned by my sweet neighbor, who also happens to be my youngest’s best friends’ mom and this year has been absolutely horrific for business as Bigelow Gulch (thoroughfare) has been closed since early spring for road construction. They are supposed to be opening the road back up by October, but some insiders have confided they heard there is no way the road will be opened back up by then, leading to even more months of 50% less business for this great little stand. I know it’s kind of out of the way if you’re not on Bigelow or going to Parr Lumber, but I need to ask you- my RMP fam, if you can support this struggling local business in any way these next few months, I would be forever grateful to you! I will be sending this same BOGO card out by the end of August, so please use it or give it to someone who loves coffee and LOVES free coffee even more 🙂
