Holy Moly it’s almost the end of June 🙃 Coming up this weekend is Spokane’s coveted annual event, Hoopfest!! We are every-year-hoopfesters in the Miller household and this year is even more special as it’ll be the first time both Ryan and one of our boys will be playing. While I’m a little anxious about making sure we can catch both sets of each game, I think Mr. Miller is even more so since he’s “coaching” A’s team while playing himself. If you’re downtown this Saturday and Sunday cheering on your people or playing yourself, I hope you get to enjoy all the festivities that this enormous event brings! And if we bump into one another, even better ~ we’ll have plenty of sunscreen, water & high-fives to go around.

Now, let’s get down to business with some STATS!
The graph below shows the years 2022/2023 and up until May of 2024. So far this year we’re coming in higher than last, but of course not as high as the crazy year of 2021 (which is a good thing!). As of this writing {June 24, 2024}, in Spokane County for the month of June, we are sitting at an average SOLD price of $481,539 with 359* properties SOLD in the month of June. This is quite the spike up from last month if it stays true through the end of second quarter.
I’ll have those stats out on the next volume. Historically you can see that May/June timeframes are generally when prices start coming back down from the beginning of the year ramp up. I see this happening again this year and may even dip lower than some anticipate due to the election coming up. Not that elections really have too much of a deciding vote (get it ;)) on real estate, but there is always a little wait and see that happens- plus of course the rates will be a huge factor. If they stay steady at around the 7% mark, I would predict a pretty decent decline for the remainder of this year. However, if there is any kind of legitimate lowering of the rates, we may see a wild fall/winter.
In my own experience, I have seen buyers find the best deals in the summer months when their competition is at the lake. Although, the winter is also a great time to buy too, as again, less competition. For sellers, when priced right with a property in great condition and location, it matters not the time of year.
Buyers gunna buy, sellers gunna sell- the 5 D’s of real estate will always dictate the activity level.
Back to Fun SPOKANE Stuff
If you haven’t been hitting any events for Expo ‘74, our 50-year celebration of the World’s Fair, now is your time! The closing ceremonies will be held on the 4th of July downtown with the fireworks show. ICCU will have a carnival, there will be beer gardens and tons of food trucks, shows & fun all day long. If you’ll be in town for the 4th, be sure to check out the last bits of celebrations for this awesome event!
Lastly, my logo’d hats came in this week- FINALLY! I already handed out 8 of them (three to my winners of the drawing from the Client Appreciation Party).
