October STATS & New Listing ALERT

Well look at those Closed Sales! This is the first month since May that we’ve seen an uptick (admittedly small) in the percentage of closed sales from last year. One big reason was the fairly large reduction in rates the later part of September, into October.
Heck, I even had a client who locked a VA rate at 5.25%!! That was the first loan I’ve seen in the 5’s in over two years 🙂 Sadly, we have yet again seen an increase in rates with the start of November. This article from Redfin lays out a few items that contributed to what we saw in October Nationwide and possibly what could be in the works over the next few months. For both buyers & would-be sellers, the idea is still, best foot forward.
While I wholeheartedly believe that rates will start coming down next year, they may bounce around for a little while before heading south enough for buyers to want to jump in enthusiastically! Here’s another article by Bankrate with Lisa Sturtevant, a chief economist for Bright MLS saying; “Prospective homebuyers and sellers should still expect mortgage rates to fall through the end of the year and into next year, bringing welcome relief,”…
The deal is this, you can’t really “time the market”, if you need to buy, buy and if you need to sell, sell & please call me if you want to chat about either or come up with a gameplan!

Lastly, PIE time is almost here ~ if you ordered a pie for your Thanksgiving feast, this year I’ll be delivering them all between Monday, November 25th - Wednesday, November 27th
