NOV. STATs, Christmas + Almost 2025!

NOV. 2024 Spokane Market Stats

FIRST! I have to apologize, as I am really lagging behind the 8-ball this month with the newsletter. We’re less than 10 days away from the new year and as I’ve stated all year, I cannot believe time has flown by so quickly.

A couple things regarding the November Stats (above) ⬆️
We’re seeing an increasing average sales price from 2023, now up over 2% year/over/year, while at the same time inventory is OVER 3 months! What does this say to me? There is a lot of demand for the “in-demand” houses and a lot of nondemand for the ones that just don’t seem to fit any specific buyer currently. In November, I had another multiple offer situation happening for one of my buyers, but unfortunately on the selling side, my listings are sitting with hardly any love. There are two things I can chalk this up too- seasonality (holidays generally only bring out the extremely motivated buyers and sellers) and price. The condition of the property can be a factor, but as long as it is priced well, it becomes a moot point and lastly of course- location.

What do I see for this coming year, most specifically - Spring time? I see an increase in demand from pent up buyers and sellers will see more activity, even if they’ve been sitting for a few months without much action.

Most sellers start thinking about selling their homes several months prior to their actual list date. This is good, because it gives them time to get their home in order; start decluttering, packing and cleaning, plus the emotional side of it sometimes takes even longer than the physical one.
On the buyer’s side, the preapproval process can take as little as 2 days if you have all your paperwork in order, but it can also take several months, depending on your specific financial situation. I encourage all my people to not only start talking to a local lender early, but often! Need a referral? I have a few amazing lenders who I continually work with because they always get the job done and I know I can count on them.
