January STATS + Maintenance Tips!
Hello RMP Friends!

As we move into late winter and early spring, Spokane’s real estate market is holding steady. While interest rates remain a hot topic, most experts predict they won’t change significantly in 2025. This means buyers and sellers can plan with confidence.
The January stats show closed sales were up by a lot- over 10%, my guess is this is from a large portion of buyers who got under contract in the beginning of December prior to the holiday season. Average sales price is very similar to last January and months of inventory have hardly changed. The biggest difference you can see (which I include an * for) is “New Listings” the reason I caveat this is because as a strategy, a lot of list agents expire out their listings at the end of one year and come on again as NEW in the beginning of a new year to ensure the MLS #’s start with the current year’s numbers 2025. Of the 781 “new listings”, I would guess that at least half of those (if not more) are not truly new listings.
Here’s what I’m seeing locally:
AVG days on market - are still in the 3-month range BUT well-priced, market-ready, desirable location homes are still moving quickly.
Buyers are adjusting – Many are focusing on long-term value rather than waiting for rates to drop. When I ask buyers during our New Buyer Consultation appointment what their timeline goals are, most are saying 5-10 years.
Sellers are strategic – Small updates, pricing correctly & ensuring the best “first look/first impression” are key to attracting serious offers.
Home Maintenance for a Strong Spring Market
Even if you’re not planning to sell soon, now is the perfect time to tackle a few essential home maintenance tasks:
Check your roof and gutters – Winter weather can take a toll. NEVER pressure wash your roof. One trick I’ve learned from inspectors (if you don’t hire this job out), is to sprinkle tide on the roof and take a flat push broom to gently brush off the roof debris/moss/etc. And of course, a clean gutter system is always important for maintaining optimal drainage.
Service your HVAC system – Keep it running efficiently before warmer temps arrive. Change your filter every few months and clean out any cold air intake vents to ensure proper functionality of your system.
Refresh your curb appeal – Simple updates like power washing and fresh mulch can make a big impact. Add in some flowers, bushes or trimming overgrown landscaping helps more than you can imagine!
