Let's talk 2024 STATS & Insurance ISSUES
Hey, Hey RMP Friends!

The last few years in the Spokane market have been rough! Closed sales have been down, months of inventory have been up & rates have been super volatile. But the close of 2024 showed some movement in the right direction, with the most closed sales (just barely) & the sales price has surprisingly stayed steady and even finished 2.5% over the 2023 AVG⬇

Now that we’re about three weeks into the New Year, I am seeing a bit of an uptick as buyers are getting ready to hit the ground running (early) on the Spring market.
February is notoriously the month when our snow actually shows up, and I secretly hope we do get a bunch to set ourselves up for success in case we have another really hot summer, but it’s also the month where we’ve seen a ton of new inventory hit the market in the past three years.
If buyers are starting their search now, they’ll get the benefit of not much competition (yet) from other buyers + sellers who may have been on the market for over 2 months and are ready to negotiate in a BIG way!
If you are a buyer in 2025 {or you know of someone getting ready to buy this year}, PLEASE get preapproved with a local lender AND be prepared for some potential insurance rate shopping. As if it wasn’t fun enough buying with 7% rates, getting your new home insured in the proper capacity appears to be getting a little more difficult.
For my people who already own their own home, I cannot say this LOUD enough,
MAKE SURE YOU HAVE ENOUGH COVERAGE ON YOUR CURRENT HOME/PROPERTY/OUTBUILDINGS/PERSONAL ITEMS. If you don’t know if you have enough coverage, please call me and we can do a quick valuation on your home and talk about what would happen if something took the whole thing out and how much it would cost to rebuild. News Flash- it’s a LOT, so be prepared!
Last, but definitely not least, I have gotten so many referrals in the past few weeks, and I am so very grateful for you all!! If you don’t know, I have a referral-based program where I send out a GC in the amount of $50 for every bona fide referral I receive to your favorite restaurant/shop/whatever. But I have to say, I’ve also had more people than ever before ask for some sourdough instead and I happily bake up a loaf or some delicious pretzels, so really, the referral program is your oyster, whatever you’d like- just HOLLER!
