“The Impending DOME” » This was the title of an article that I saw first thing this morning when I opened my emails and exactly the reason why I (none of us) should ever look at the news or emails first thing when we jump out of bed. It doesn’t start the day off on a great foot, it rises your cortisol levels and honestly makes you feel like 😩 

The article was talking about how we are about to see a great recession that will trump the one in 2008-2011 by tenfold. Do I believe it? Maybe… but if you’ll remember one of my newsletters from last year, I said specifically that we’ve been in an actual recession for at least two years without our government saying the quiet part out and I wholeheartedly expect them to do that as soon as this year.

What does that mean for all my buyers/sellers/investors/builders? I have been seeing some widespread panic and ultra conservative natures coming out. Unsure buyers, worried sellers and trying to navigate the emotions of this industry has been difficult at times. Here’s what I know for a fact. Real Estate is built on the 5 D’s- Diapers/Diplomas/Diamonds/Divorce/Death, and you can sprinkler a few other things in there on occasion too, but the point is, if you need to transact in real estate, it doesn’t really matter to you or your family if we’re in a recession or not. I have been seeing MANY buyers lately who have decided they are done with the rental game and ready to dive in. This is based on a variety of factors, but the two general ones that I hear on repeat are: We are tired of throwing our money away on something we don’t own and we need more space for our growing family.

In truth, this has been the BEST, most fast and furious first quarter for me and I need to tell you how grateful I am for your continued support and referrals! Every single one of my 8 (almost 9) transactions this quarter have come from my sphere’s referrals and repeat clients. THANK YOU! THANK YOU! And keep ‘em coming 🙏💕

Here are the stats for February and what I'm seeing in the market;

The Spring Buyer season has truly begun. In the past 10 days I’ve toured multiple $500k + homes that have all gone pending inspection within that timeframe. To me that means that buyers are ready to purchase, and sellers are starting to realize the golden handcuffs they have on themselves (3% rates), aren’t enough to keep them in a home that no longer functions like they need. I don’t expect this to last all year- in fact I would wager that by June, we’ll see the normal summer slowdown for sellers and buyers alike.

I am advising my sellers to get their homes ready ASAP and get on the market before May to catch all the buyers who want to shop now! I am advising my buyers that there are still lots of homes that were listed over the winter and have been sitting for over a month or two and those sellers are willing to negotiate!!
